Planning a new parking lot or a major repave? It's a big job, and you've got questions. I've been doing this for a long time here in Central Texas, and I've seen firsthand what works and what doesn't. Let's talk about what you need to know to make your project go smoothly.
Timeline: What to Expect from Start to Finish
A parking lot isn't something that happens overnight. From your first call to the final striping, there's a process. Here’s a rough idea of the timeline:
Initial Contact & Site Visit (1-2 weeks): You call us, we set up a time to come out. We'll walk the property, discuss your needs, and look at things like drainage, existing pavement, and soil conditions. Here in Hutto, we often deal with expansive clay soils, which means proper sub-base preparation is critical. We can't just slap asphalt on top of bad ground and expect it to last.
Proposal & Contract (1-2 weeks): We'll put together a detailed proposal outlining the scope of work, materials, and cost. Take your time reviewing it. Ask questions. Don't rush this part.
Permitting (2-6 weeks, or more): This is often the longest part. Depending on the size and scope of your project, you might need city permits. We can help guide you on what's required, but the actual approval time is up to the city. Don't underestimate this step; it can really push back your start date if not handled early.
Scheduling (1-3 weeks): Once permits are in hand and the contract is signed, we'll get you on the schedule. Weather plays a huge role here. We can't pave in the rain, and extreme heat or cold can also affect the asphalt's performance. We'll work with you to find the best window.
Construction (1 day to 2 weeks): The actual paving work itself. This varies wildly based on the size of your lot. A small residential-style lot might be a day or two, while a larger commercial lot could take a week or more. We'll keep you updated every step of the way.
Curing & Striping (1-3 days after paving): Asphalt needs time to cure before heavy traffic. We'll then come back for striping, signage, and any other finishing touches. Then, you're good to go!
What to Expect During the Paving Process
When we're on site, it's a construction zone. It's going to be noisy, dusty, and there will be heavy equipment. Here’s a breakdown:
Demolition & Excavation: If there's an old lot, we'll break it up and remove it. Then we excavate to the proper depth, making sure the sub-grade is stable. This is where we address any drainage issues or soft spots in the soil.
Base Preparation: We lay down and compact a strong aggregate base. This is the foundation of your parking lot. If this isn't done right, your asphalt won't last. We'll use a roller to get it nice and dense.
Asphalt Application: Hot asphalt mix is delivered to the site and spread by a paving machine. Then it's compacted with heavy rollers. You'll see steam rising – that's normal. The smell of hot asphalt is pretty distinct, too.
Clean-up & Site Management: We keep the site as clean and organized as possible throughout the process. Safety is a big deal for us at Oasis Asphalt Inc. We'll have cones, barricades, and signage to direct traffic and keep everyone safe.
How to Prepare Your Property
You can help make the process smoother:
Clear the Area: Remove anything that might be in the way – vehicles, equipment, planters, even loose debris. We need a clear workspace.
Notify Neighbors: If your project is going to impact access or create noise, give your neighbors a heads-up. A little courtesy goes a long way.
Mark Utilities: Make sure any underground sprinkler lines, invisible fences, or other private utilities are clearly marked. We'll call 811 for public utilities, but private ones are your responsibility.
Plan for Access: If your parking lot is the only access to a building, we'll need to coordinate temporary access solutions or schedule work in phases. We can't just shut down your business for a week without a plan.
Crucial Questions to Ask Before Signing a Contract
Don't just go with the cheapest bid. Ask these questions:
What's your experience with projects like mine in Hutto? We know the local conditions, the soil, and the common issues here. Someone from out of town might not.
Can you provide references? Talk to other clients. See their work.
What's included in the price? Get a detailed breakdown. Is excavation included? Base material? Drainage work? Striping? Any hidden fees?
What kind of warranty do you offer? A reputable contractor stands behind their work.
What's your plan for drainage? This is huge. Improper drainage leads to standing water, which destroys asphalt over time. We'll always talk about how water will flow off your new lot.
What type of asphalt mix will you use, and how thick will it be? Different mixes are for different traffic loads. You want the right stuff for your needs.
Who handles permits? Make sure this is clear from the start.
What's your insurance coverage? You want a contractor who's fully insured to protect both of us.
Getting a new parking lot is an investment. Do your homework, ask the tough questions, and choose a contractor you trust. We're here to help you get it right the first time.
